1. Acceptance of Terms

1.1 These Terms of Service ("Terms"), together with RoomiesMatch SG's Privacy Policy and any additional guidelines or notices displayed on the platform, govern your access to and use of the RoomiesMatch SG website and services (collectively, the "Platform").

1.2 By registering, accessing, or using the Platform, you enter into a legally binding agreement with RoomiesMatch SG ("we", "us", or "our"), the owner and administrator of the Platform.

1.3 You accept these Terms without limitation or qualification, including any incorporated policies.

1.4 We may amend these Terms at any time by posting a revised version on the Platform. No individual notice will be sent to you. Continued use of the Platform after any amendment constitutes your acceptance of the updated Terms. If you do not agree to any amendment, you must immediately cease use of the Platform.

2. Use of the Platform

2.1 In registering an account or carrying out any transaction on the Platform, you warrant that:

• you are 21 years of age or older;
• you are using your actual identity;
• all personal data provided to us is true, accurate, complete and current; and
• you will maintain and promptly update your information to keep it accurate.

2.2 Users below 21 years of age may not register or use the Platform without the consent and supervision of a parent or legal guardian.

2.3 You are solely responsible for maintaining the confidentiality of your account password and for all activities that occur under your account.

2.4 You agree to notify us immediately of any unauthorised access to or use of your account. We will not be liable for any loss or damage arising from your failure to safeguard your account credentials.

3. Platform Role & Limitations

3.1 RoomiesMatch SG is a discovery and matchmaking platform that facilitates connections between individuals seeking housemates and those offering rooms for rent in Singapore. The Platform does not act as a landlord, property agent, property manager, or party to any tenancy agreement.

3.2 All arrangements, agreements and transactions between users are made independently and at each user's own discretion and risk.

3.3 We are under no circumstances liable for any content, listings, or information posted by users on the Platform, including any errors, omissions, or inaccuracies therein, or for any loss or damage arising from reliance on such content.

4. Singapore Housing Compliance

4.1 All listers are solely responsible for ensuring their listings and any resulting arrangements comply with Singapore's housing laws and regulations, including but not limited to:

• Minimum lease duration of 6 months for HDB flats and 3 months for private residential properties;
• Obtaining written consent from the landlord, HDB, or relevant authority prior to subletting;
• Ensuring all tenancy agreements are stamped with IRAS within 14 days of signing; and
• Complying with the Housing and Development Act, Private Residential Properties Act, and all applicable legislation.

4.2 RoomiesMatch SG does not verify the legal status or compliance of any listing. We make no warranties that any listing complies with applicable laws, and shall not be liable for any breach thereof.

5. No Tenancy Contract

Any expression of interest, message, or communication made through the Platform does not constitute a legally binding tenancy agreement or contract between any parties. A valid tenancy agreement must be prepared by a qualified professional (e.g. a licensed property agent or lawyer), signed by all relevant parties, and duly stamped by IRAS. RoomiesMatch SG is not a party to, and bears no responsibility for, any such agreement.

6. User Conduct & Right to Suspend or Ban

6.1 You agree not to use the Platform for any unlawful purpose or in any manner that is harmful, fraudulent, deceptive, threatening, harassing, abusive, defamatory, or otherwise objectionable.

6.2 You agree not to post false, misleading, or fraudulent listings, misrepresent your identity, or engage in conduct that threatens the safety or wellbeing of other users.

6.3 RoomiesMatch SG expressly reserves the right to immediately remove any listing and permanently suspend or ban any account, without prior notice or refund, where we, in our absolute discretion, determine that a user has violated these Terms, applicable Singapore laws, or poses a risk to the safety of other users.

6.4 Banned accounts will not be permitted to re-register on the Platform. Users who experience unsafe or fraudulent behaviour from another user are encouraged to use the Report function available on any listing page.

7. Disclaimer of Warranties

7.1 Your use of the Platform is at your sole risk. We disclaim all warranties of any kind, whether express or implied.

7.2 We do not warrant that: (a) the Platform will meet your requirements; (b) the Platform will be uninterrupted, timely, secure or error-free; or (c) the results obtained from use of the Platform will be accurate or reliable.

7.3 We reserve the right to modify or discontinue, temporarily or permanently, any part of the Platform at any time without notice, and we shall not be liable for any such modification, suspension or discontinuance.

8. User Responsibility & Due Diligence

Users are solely responsible for conducting their own due diligence when selecting housemates or rooms. This includes verifying the identity of other users, physically inspecting properties, confirming ownership or subletting rights, and seeking independent legal or financial advice where necessary. RoomiesMatch SG shall not be held liable for any loss, damage, harm, injury, or dispute arising from use of the Platform or any arrangement made between users.

9. No Liability for Off-Platform Interactions

RoomiesMatch SG is not responsible for any interactions, communications, meetings, agreements, disputes, or outcomes that occur outside of the Platform. Users who choose to communicate, meet, or transact with other users do so entirely at their own risk. We strongly advise users to exercise caution, meet in public places initially, and never transfer money or share sensitive financial information prior to adequate verification.

10. Limitation of Liability

10.1 To the fullest extent permitted by law, RoomiesMatch SG shall not be liable for any direct, indirect, incidental, special, consequential, or exemplary damages, including but not limited to damages for loss of profits, goodwill, data, or other intangible losses, arising from:

• your use of or inability to use the Platform;
• unauthorised access to or alteration of your account or data;
• conduct or content of any third party on the Platform; or
• any other matter relating to the Platform.

10.2 Any claim against RoomiesMatch SG must be commenced within 1 year after the date on which the cause of action arises, following which any such claim shall be barred.

11. Indemnity

You agree to indemnify and hold harmless RoomiesMatch SG, its officers, employees, and partners from any claim, demand, loss, liability, or expense (including legal fees) made by any third party arising out of your use of the Platform, your content or listings, your violation of these Terms, or your violation of any rights of another user.

12. Intellectual Property

12.1 By uploading any listing content, images, or descriptions to the Platform, you grant RoomiesMatch SG a worldwide, royalty-free, irrevocable licence to use, store, reproduce, modify, publish, and display such content for the purposes of operating and promoting the Platform.

12.2 You warrant that you own or have the necessary rights to all content you upload. No content, materials, or data from the Platform may be reproduced, distributed, or republished without our prior written consent.

13. Termination

13.1 We may, at our sole discretion and without prior notice, terminate your account for reasons including but not limited to: breach of these Terms; conduct harmful to other users; request by law enforcement; infringement of intellectual property; or extended periods of inactivity.

13.2 Termination shall result in removal of your access to the Platform and deletion of your account data. Such termination shall be without prejudice to any rights or remedies we may have at law.

14. Privacy

All personal data provided to us is subject to our Privacy Policy. Contact details (phone, email) are only made visible to verified users as a trust mechanism. By providing your contact details, you consent to them being accessible by other verified platform members. RoomiesMatch SG does not sell or share your personal data with unaffiliated third parties.

15. Governing Law

These Terms shall be governed by and construed in accordance with the laws of the Republic of Singapore. Any disputes arising out of or in connection with these Terms shall be subject to the exclusive jurisdiction of the courts of the Republic of Singapore.
